Work with Jani the Real Estate Shaman (913) 434-0035

I spent thirty years learning everything measurable about houses.
Then I finally admitted what I'd known all along:
the most important things about a home can't be measured.

The Secret I Kept for Three Decades

For most of my career, I had a secret.

I could walk into a house and know things about it. Not guess โ€” know. Which listing would sit for months no matter how it was priced. Which "perfect on paper" house would quietly exhaust the family that bought it. Which unassuming ranch would make a buyer's shoulders drop two inches the moment they crossed the threshold โ€” the involuntary exhale that means home.

I didn't advertise this. I was building a serious career: founding an indpendent brokerage, growing it to thirty-five agents, and closing hundreds of transactions. Serious people, I thought, don't talk about what houses feel like.

So I translated. When a listing had a heavy, stagnant signature, I'd say "let's rethink the staging and open this space up." When a buyer's instinct was screaming no, I'd say "let's keep looking โ€” I don't think this one fits your life." The advice was right. The results proved it, over 500 times. I just never told anyone where it really came from.

I'm telling you now. Because after three decades, I've learned that this perception isn't a liability to hide behind the credentials. It's the reason the credentials exist.

THE UNLIKELY FOUNDATION

Built on Blueprints

Here's what most people don't expect from someone called the Real Estate Shaman: I come from steel.

Before real estate, I worked in structural design at Butler Manufacturing โ€” steel buildings, load calculations, the unforgiving math of what holds weight and what fails. I drafted cold storage facilities. Today I still work in commercial roofing systems with Division 7 Sales. I can read a blueprint, walk a roof, and tell you what that water stain in the basement actually means.

I tell you this so you understand: my intuition isn't a substitute for technical knowledge. It's built on top of more technical knowledge than almost any agent you'll meet. When I sense that something is wrong with a house, I usually find the physical evidence to match โ€” because thirty years of structures, systems, and sales have trained my perception to notice what others walk past.

The engineer taught the shaman what to look for. The shaman taught the engineer what to feel for. You get both.

THE EYE

A Million Images of Looking Closely

I'm also a professional commercial photographer โ€” Kodak Gallery Award, First Place from the Professional Photographers of America, over a million images licensed for successful marketing campaigns worldwide.

Photography is the discipline of perception. You learn that light is emotional information. That a room photographs cold or warm for reasons a spec sheet will never capture.

That the difference between a picture people scroll past and one that stops them is rarely the subject โ€” it's the feeling the frame holds.

Every listing I represent benefits from that eye. Your home won't just be documented. It will be seen โ€” and then shown to the world the way it deserves to be.

THE NAMING

Why "Shaman"?

I chose the word deliberately, knowing it would raise eyebrows. Here's what I mean by it.

A shaman, in every tradition that has one, is the person who moves between two worlds and translates one to the other. That is precisely โ€” literally โ€” what I do. I move between the world of comps, contracts, inspections, and negotiations, and the world of what a home means: the life it has held, the atmosphere it carries, the future it's making room for. Most agents live entirely in the first world. Most sensitive people live entirely in the second. My clients get someone fluent in both.

"A house is a structure. A home is a relationship. I negotiate the structure and I tend the relationship โ€” and I've never met a transaction that didn't need both."

In practice, that looks like this: I read the energetic signature of every property I touch.
For my sellers, I identify what's making buyers hesitate โ€” sometimes it's flow and light, sometimes it's the accumulated heaviness of a hard chapter โ€” and I clear it, so the home greets its next owner with openness instead of resistance.
For my buyers, I help you decode what you're sensing in a space: which hesitations are fixable and which are your deepest self telling you the truth.

You don't have to share my framework to benefit from it. Plenty of my clients would never use the word "energy." They just notice that my listings show beautifully, my advice is eerily accurate, and my negotiations protect them. The perception works whether or not you believe in it.
That's how you know it's real.

HOW I WORK

Like Family. I Mean That Literally.

Ask anyone who's worked with me and they'll tell you about the negotiation wins and the marketing. But what they'll tell you first is how it felt.

I treat clients the way I'd treat my sister buying a lake house or my children buying their first home โ€” with fierce protection, complete honesty, and zero tolerance for anyone taking advantage of them. That means I'll tell you when a house is wrong for you even when the commission says otherwise. It means I answer my phone. It means when the deal gets stressful โ€” and real estate always has its moment โ€” you have someone in your corner who is calm, prepared, and has seen every version of this before.

Five hundred transactions taught me the patterns. Family taught me the standard.

WHERE I WORK

Two Worlds, One Guide

Greater Kansas City.

Energetically supported homes across Johnson County and Lee's Summit โ€” the neighborhoods where schools, commutes, and craftsmanship meet. I've spent decades here. I know which streets hold value, which builders cut corners in 1998, and which "up-and-coming" areas actually are.

ย

Table Rock Lake.
As the Missouri Lake Specialist, I've guided buyers and sellers through the distinct world of Ozark lakefront โ€” dock permits, shoreline rules, the difference between a view lot and a life lot. Lake property is emotional property. It's where my two fluencies matter most.
