Lake living in Clinton
Truman Lake covers about 55,600 acres with 958 miles of shoreline, making it Missouri’s largest lake by surface area. The U.S. Army Corps of Engineers manages most of the shoreline, so it stays natural and open. Clinton sits at the northwest end of Truman Lake, with Corps parks and ramps on the South Grand and Tebo arms a short drive away. Most homes are in town or on acreage near the lake, with the water close enough for an evening on the boat.
Jani’s take: Clinton is the easiest Truman town to live in full time, with a hospital, schools and services, and it’s the closest to Kansas City. I’ll help you weigh an in-town home against acreage or a lake-view home closer to the water.
Three things to confirm on any Clinton home
- Lake access. Ask how close the nearest Corps ramp or marina is, and whether a community dock or marina slip comes with the home.
- In town or rural. In-town homes have city services. Rural homes often use a well and septic system. Confirm utilities and internet before you write an offer.
- Commute. If you’ll drive to Kansas City, test the drive at the times you’ll actually travel.
What I tell every Truman Lake buyer
- Get the slip in writing. Private docks are limited because the Corps keeps the shoreline natural. A transferable community slip or marina slip can be worth a lot here.
- Know the water. Truman is a flood-control lake, so levels can rise a lot after heavy rain. Ask how the water level affects any dock, ramp or low road.
- Look past the finishes. Steep lots, drainage, foundations and roofs decide what a lake home costs you over time.
Things to do in and near Clinton

- The Clinton square: a historic town square with shops and restaurants.
- Truman Lake: Corps parks, ramps and marinas a short drive south and east.
- Golf: two 18-hole courses in the area.
Daily life in Clinton
Schools
Clinton is served by the Clinton School District, which runs five schools including Clinton High School. Confirm school assignments for each address.
Health care
Golden Valley Memorial Hospital is in Clinton, with larger specialty care in Kansas City.
Shopping and dining
Clinton has groceries, big-box stores and restaurants, plus local shops on the square.
Getting around
MO-7 runs northwest toward Kansas City and southeast to Warsaw, and MO-13 runs north to Warrensburg and south to Osceola and Springfield. Kansas City is about 1.5 hours away.
Internet and utilities
Service varies by area. Some homes are on city water and sewer, while others use wells and septic systems. Confirm internet options and utilities for each property. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)
Seasons
Truman has four full seasons. Spring brings crappie fishing, fall brings deer and turkey season, and the lake stays quiet compared with Lake of the Ozarks, even in summer.
What to know before buying a home in Clinton
Types of properties
- In-town homes near schools and the square.
- Acreage and hobby farms outside town.
- Lake-view homes near Corps land.
- Hunting land near the lake.
Short-term and nightly rentals
Henry County rules apply here, along with any village rules and HOA covenants. Confirm the rules before you buy if rental income matters.
HOAs, lake associations and covenants
Some lake subdivisions have an HOA or lake association that manages roads, community docks and building rules. Ask for the covenants, the dues, the dock and boat rules, any rental limits and any planned assessments.
Terrain, structure and inspections
Lake lots are often steep. Drainage, retaining walls, foundations, roofs and the path to the water all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the view.
Plan on a general home inspection plus any sewer or septic, well water, structural, roof or dock inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.
Insurance
Get homeowners insurance quotes early. Ask about flood zones, wind and hail coverage, the nearest fire protection district, and separate coverage for docks and boats.
How to buy a home in Clinton, step by step
Buying in Clinton follows the standard Missouri process, with a few extra checks for docks, shoreline and rural utilities.
- Decide how you’ll use the home. Full-time living, a weekend retreat, planning your lake retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for homes on well and septic.
- Compare your options. Weigh Clinton against other towns around Truman Lake for water access, schools, services and drive time to Kansas City.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm the Corps dock permit or community slip, rental rules and HOA covenants. Do this before writing an offer.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any sewer or septic, well, structural, roof or dock inspections needed.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: Truman Lake is an easy drive from Kansas City, so I can tour properties in person or by live video soon after they come on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
