By Jani Bryson, The Missouri Lake Specialist · Updated October 18, 2026
Buying a home in Fair Play, Missouri
Fair Play, Missouri is a small city of 422 residents in the 2020 census in Polk County, where MO-32 and MO-123 meet east of Stockton Lake. Its post office opened in 1852, and the story goes that the founder wanted the name Oakland, found it taken, and said, “We’ll just call it Fair Play.” Buyers choose Fair Play for affordable homes and acreage, Fair Play R-II schools and a short drive to both the lake and Bolivar.
This guide is for second-home buyers, full-time movers, sailors, anglers and anyone who wants quiet water, and anyone comparing Fair Play with other towns around Stockton Lake. It covers lake access, docks, schools, daily life, rental rules, taxes, inspections and each step of buying, then answers the questions buyers ask most.

Lake living in Fair Play
Stockton Lake covers about 24,900 acres with 298 miles of shoreline in southwest Missouri, and it’s known as one of the best sailing lakes in the Midwest. The U.S. Army Corps of Engineers manages the shoreline, so it stays natural and open. Fair Play sits about 12 miles east of the city of Stockton, between the lake and Bolivar. Corps parks and ramps on the east side of the lake are a short drive away, and most homes are in town or on acreage near the water rather than on it.
Jani’s take: Fair Play gives you land and a quiet town with the lake on one side and Bolivar’s hospital and shopping on the other. I’ll help you compare an in-town home with acreage closer to the water.
Three things to confirm on any Fair Play home
- Lake access. Ask how close the nearest Corps ramp or marina is, and whether a community dock or marina slip comes with the home.
- Acreage and boundaries. On rural land, confirm the survey, fences, road frontage and any easements.
- Well, septic and internet. Homes outside town often use a well and septic system, and internet options vary. Confirm all three.
What I tell every Stockton Lake buyer
- Get the slip in writing. Private docks are limited because the Corps keeps the shoreline natural. A transferable community slip or marina slip can be worth a lot here.
- Know the water. Stockton’s levels rise and fall with rain. Ask how the water level affects any dock, ramp or low road.
- Look past the finishes. Steep lots, drainage, foundations and roofs decide what a lake home costs you over time.
Things to do in and near Fair Play
- Stockton Lake: sailing, walleye and crappie fishing a short drive west.
- Stockton State Park: a marina, ramps and trails on the lake.
- Bolivar: shopping, dining and Southwest Baptist University about 15 minutes east.
- The Polk County Library: a branch library in Fair Play.
Daily life in Fair Play
Schools
Fair Play is served by the Fair Play R-II School District, which runs one elementary school and Fair Play High School. Confirm school assignments for each address.
Health care
Citizens Memorial Hospital in Bolivar is about 15 minutes away, with larger hospitals in Springfield.

Fair Play has a few local businesses, with groceries and everyday shopping in Bolivar and Stockton.
Getting around
MO-32 runs east to Bolivar and west to Stockton, and MO-123 runs south toward Springfield. Springfield is about 45 minutes away and Kansas City about 2.5 hours.
Internet and utilities
Service varies by area. Some homes are on city water and sewer, while others use wells and septic systems. Confirm internet options and utilities for each property. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)
Seasons
Stockton has four full seasons. Spring and fall are prime for walleye and crappie, summer brings sailing regattas, and the lake stays quiet compared with Table Rock and Lake of the Ozarks.
What to know before buying a home in Fair Play
Types of properties
- In-town homes on quiet streets.
- Acreage and small farms outside town.
- Lake-view homes near Corps land.
- Rural land for building.
Short-term and nightly rentals
Polk County rules apply here, along with any village rules and HOA covenants. Confirm the rules before you buy if rental income matters.
HOAs, lake associations and covenants
Some lake subdivisions have an HOA or lake association that manages roads, community docks and building rules. Ask for the covenants, the dues, the dock and boat rules, any rental limits and any planned assessments.
Terrain, structure and inspections
Lake lots are often steep. Drainage, retaining walls, foundations, roofs and the path to the water all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the view.
Plan on a general home inspection plus any sewer or septic, well water, structural, roof or dock inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.
Insurance
Get homeowners insurance quotes early. Ask about flood zones, wind and hail coverage, the nearest fire protection district, and separate coverage for docks and boats.
How to buy a home in Fair Play, step by step
Buying in Fair Play follows the standard Missouri process, with a few extra checks for docks, shoreline and rural utilities.
- Decide how you’ll use the home. Full-time living, a weekend retreat, planning your lake retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for homes on well and septic.
- Compare your options. Weigh Fair Play against other towns around Stockton Lake for water access, schools, services and drive time to Springfield.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm the Corps dock permit or community slip, rental rules and HOA covenants. Do this before writing an offer.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any sewer or septic, well, structural, roof or dock inspections needed.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: I help Kansas City buyers plan a Stockton Lake search from the start, and I’ll connect you with local lake agents I trust when that serves you best. Either way, you’ll get the same honest advice. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
