Buying a home in Hollister, Missouri

Hollister, Missouri is a Taney County city just south of Branson, known for its English-style Downing Street Historic District and its location between Lake Taneycomo and Table Rock Lake. Buyers choose Hollister for established neighborhoods, newer subdivisions, its own school district and quick access to everything Branson offers.

This guide is for full-time movers, second-home buyers and Kansas City buyers who want Branson-area living with a hometown feel. It covers where to live, lake access, schools, health care, rental rules, terrain, taxes and each step of buying, then answers the questions buyers ask most.

I’m Jani Bryson, The Missouri Lake Specialist with Platinum Realty. I live at Table Rock Lake about half the year and have guided buyers through hundreds of transactions over three decades. I treat every client like family, which means I’ll tell you the truth about Hollister, including how it compares with Branson next door.

Where to live in and around Hollister

The best Hollister location depends on whether you want historic charm, newer construction, lake access or a quick commute to Branson.

Area Setting Typical properties Best for
Historic Hollister Near Downing Street and Turkey Creek Older homes with character Charm and walkability
Established neighborhoods Residential streets near schools and US 65 Mid-century and newer single-family homes Value and convenience
Newer subdivisions Growth areas around Hollister Newer homes, some with HOAs Move-in-ready living

Lake living near Hollister

Hollister sits between two very different lakes, both within a few minutes.

Lake Taneycomo

Lake Taneycomo runs along Branson and Hollister below Table Rock Dam. It’s a cold, river-like lake fed by water from the bottom of Table Rock, best known for rainbow and brown trout. Water levels and current change when the dam generates power, and dock rules are handled separately from Table Rock.

Table Rock Lake

Table Rock Lake covers about 43,100 acres with roughly 745 miles of shoreline. From Hollister, the closest access is along the Highway 165 corridor near the dam and Table Rock State Park.

Docks and boat slips

The U.S. Army Corps of Engineers manages Table Rock Lake’s shoreline. Private docks need a Corps permit, and not every lakefront lot qualifies. Many subdivisions use community docks, so ask whether a slip comes with the home and whether it transfers to you at closing.

Three things not to compromise on

The most costly mistake I see Table Rock buyers make is giving up one of three things: year-round water views, easy water access and a rare, transferable boat slip. Those three decide whether a lake home brings a family back every weekend for thirty years or gets quietly sold five years later at a loss.

Daily life in Hollister

Hollister offers hometown living with Branson’s amenities next door.

Schools

The Hollister R-V School District serves the city. College of the Ozarks is next door in Point Lookout. Confirm the district for any home outside city limits.

Health care

Cox Medical Center Branson, the area’s full-service hospital, is just a few minutes north. Larger specialty care is in Springfield.

Shopping and dining

Hollister has local shops and restaurants, including along Downing Street. Branson Landing, grocery stores and big-box retail in Branson are minutes away.

Getting around

US Highway 65 runs through the area, linking Hollister to Branson and Springfield to the north and Ridgedale and Arkansas to the south. Branson Airport is nearby, and Springfield-Branson National Airport is about an hour north.

Seasons and tourism traffic

Hollister has four full seasons. It’s quieter than central Branson, but US 65 and the routes into Branson get busy in summer and during the holiday show season.

What to know before buying a home in Hollister

Hollister real estate has its own list of things to confirm: city rules, older homes, steep lots and lake permits.

Types of properties

  • Historic and older homes near Downing Street.
  • Single-family homes in established neighborhoods and newer subdivisions.
  • Lake homes and condos on Lake Taneycomo and toward Table Rock.
  • Acreage outside city limits in Taney County.

Short-term and nightly rentals

Hollister’s rules apply inside city limits, and Taney County rules apply outside them. HOA covenants may also limit nightly rentals. Confirm the rules for a specific property before you buy if rental income matters.

Older homes, terrain and inspections

Many Hollister homes are decades old, and Ozark lots can be steep. Roofs, foundations, drainage, electrical and plumbing all deserve a close look. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.

Plan on a general home inspection plus any structural, roof, sewer line, septic or dock inspections the property needs.

Property taxes and personal property tax

Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat at the lake.

Insurance

Get homeowners insurance quotes early, and ask about wind and hail coverage, flood coverage for low-lying lots near the water, and coverage for docks and boats.

How to buy a home in Hollister, step by step

Buying in Hollister follows the standard Missouri process, with a few extra checks for lake, rural and hillside properties.

  1. Decide how you’ll use the home. Full-time living, a weekend retreat, retirement and rental income each point to different properties and rules.
  2. Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for land or homes on well and septic.
  3. Choose your area. Use the comparison above to weigh water access, convenience and privacy.
  4. Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
  5. Confirm docks, HOA covenants and rental rules. Do this before writing an offer if any of them matter to you.
  6. Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
  7. Inspect. Order the general inspection plus any septic, well, structural, roof or dock inspections the property needs.
  8. Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
  9. Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.

Jani’s take: I live at Table Rock about half the year, so I can video-tour a Hollister property for a Kansas City buyer the same day it comes on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
