I’m Jani Bryson, The Missouri Lake Specialist with Platinum Realty. Kimberling City is one of my core areas at Table Rock, where I live about half the year, and I’ve guided buyers through hundreds of transactions over three decades. I treat every client like family, which means I’ll tell you the truth about Kimberling City, including where the boat traffic is.

Where to live in and around Kimberling City
The best Kimberling City location depends on whether you want main-channel views, quiet coves or walkable access to town.
| Area | Setting | Typical properties | Best for |
|---|---|---|---|
| In-town Kimberling City | Near Highway 13, shops and the library | Homes and condos near services | Full-time living close to everyday services |
| Main-channel lakefront | Near the bridge and Port of Kimberling | Condos, townhomes and lake homes with big views | Open-water views and marina life |
| Quiet coves | Side roads off Highway 13 and the James River arm | Lake homes, many with community docks | Calmer water and privacy |
| Across the bridge | South of the lake toward Lampe | Lake homes and acreage | Quieter living with town close by |
| Nearby: Reeds Spring and Branson West | North on Highway 13 | Homes with more land for the money | Value and Silver Dollar City access |
Jani’s take: Kimberling City sits on the main channel, so big open-water views are common, and so is boat traffic. I pay attention to whether a home’s view holds in every season, not just in winter when the leaves are down, and I confirm that its boat slip transfers with the sale.
Lake living in Kimberling City
Kimberling City puts you in the middle of Table Rock Lake, with easy boating in every direction.
Table Rock Lake at Kimberling City
Table Rock Lake covers about 43,100 acres with roughly 745 miles of shoreline. Kimberling City sits on the main channel, which means wide views, deep water and plenty of boating, with quieter coves a short ride away.
Marinas, parks and boat ramps
- Port of Kimberling Marina has about 1,000 wet slips and 400 dry slips, plus fuel, a ship store, boat rentals, lodging and restaurants.
- Aunts Creek Park is a Corps of Engineers campground on the James River arm with a boat ramp, swimming area and playground, about 15 miles from Branson.
Docks and boat slips
The U.S. Army Corps of Engineers manages Table Rock Lake’s shoreline. Private docks need a Corps permit, and not every lakefront lot qualifies. Many subdivisions use community docks, so ask whether a slip comes with the home and whether it transfers to you at closing.
Three things not to compromise on
The most costly mistake I see Table Rock buyers make is giving up one of three things: year-round water views, easy water access and a rare, transferable boat slip. Those three decide whether a lake home brings a family back every weekend for thirty years or gets quietly sold five years later at a loss.
Daily life in Kimberling City
Kimberling City gives lake living without giving up everyday convenience.
Schools
Most of the Kimberling City area is served by the Reeds Spring School District. Confirm the school assignment for any home, since rural boundaries vary.
Health care
The nearest full-service hospital is Cox Medical Center Branson, with larger specialty care in Springfield. Time the drive from a specific property if quick access matters to you.
Shopping and dining
Kimberling City has groceries, restaurants, marinas, a public library and lakeside parks. Branson West and Branson add big-box shopping, dining and entertainment.
Getting around
Missouri Highway 13 runs north to Branson West and Reeds Spring and south across the bridge to Lampe and Blue Eye. Branson is about 25 minutes away. The closest airports are Branson Airport and Springfield-Branson National Airport.
Seasons
Kimberling City has four full seasons. Summer brings more boaters to the main channel, while fall and winter are quiet and scenic.
What to know before buying a home in Kimberling City
Kimberling City real estate has its own list of things to confirm: main-channel views and traffic, steep lots, HOAs, city rules and lake permits.
Types of properties
- Condos and townhomes near the water and marinas.
- Lakefront and lake-view homes on the main channel and coves.
- Single-family homes in town near services.
- Acreage and land nearby in Stone County.
Short-term and nightly rentals
Kimberling City is an incorporated city, so its own rules apply inside city limits, and county rules apply outside them. HOA covenants in many condo and lake communities also limit nightly rentals. Confirm city rules and covenants before you buy if rental income matters.
HOAs and covenants
Many Kimberling City condos and lake subdivisions have HOAs that manage docks, roads and buildings. Ask for the covenants, dues, reserve funds, dock rules and any planned assessments.
Terrain, structure and inspections
Kimberling City lots are often steep, and many lakefront condos are older buildings. Drainage, retaining walls, foundations, roofs and the path to the dock all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.
Plan on a general home inspection plus any septic, structural, roof or dock inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat at the lake.
Insurance
Get homeowners insurance quotes early, and ask about wind and hail coverage, condo master policies, and coverage for docks and boats.
How to buy a home in Kimberling City, step by step
Buying in Kimberling City follows the standard Missouri process, with a few extra checks for lake, rural and hillside properties.
- Decide how you’ll use the home. Full-time living, a weekend retreat, retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for land or homes on well and septic.
- Choose your area. Use the comparison above to weigh water access, convenience and privacy.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm docks, HOA covenants and rental rules. Do this before writing an offer if any of them matter to you.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any septic, well, structural, roof or dock inspections the property needs.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: Kimberling City is one of my home areas at Table Rock, so I can video-tour a property for a Kansas City buyer the same day it comes on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
