Lake living in Laurie
Lake of the Ozarks covers about 54,000 acres with roughly 1,150 miles of shoreline. Laurie sits just north of the lake, so lake homes around Sunrise Beach, Hurricane Deck and the Gravois Arm are only minutes away. In-town homes cost less than lakefront, with the water a short drive away.
Jani’s take: Laurie works well for buyers who want to be near the lake on a budget, or who want acreage close to the water. I’ll help you weigh an in-town home against lake access in nearby coves.
Three things to confirm on any Laurie home
- School district. Most of Laurie is in Morgan County R-II, but addresses near the Camden County line can differ. Confirm the district for the exact address.
- Lake access. If the home is off the water, ask about community docks, nearby public access and marina slips.
- Well, septic and internet. Homes outside town often use a well and septic system, and internet options vary. Confirm all three.
What I tell every Lake of the Ozarks buyer
- Match the cove to how you’ll use the lake. The main channel is exciting and busy, while protected coves have calmer water for swimming, paddling and docking.
- Get the dock permit in writing. Ameren Missouri must approve every dock and seawall. Confirm the permit and that it transfers with the home.
- Look past the finishes. Steep lots, seawalls, drainage and roofs decide what a lake home costs you over time.
Things to do in and near Laurie
- Enchanted Village of Lights: a drive-through holiday light display from mid-November to New Year’s Day.
- National Shrine of Mary, Mother of the Church: a well-known outdoor shrine in Laurie.
- The lake: coves near Sunrise Beach and the Gravois Arm, a few minutes south and west.
- Gravois Mills: a small village on the Gravois Arm, a few minutes north.

Internet and utilities

What to know before buying a home in Laurie
Types of properties
- In-town homes near services.
- Lake homes in nearby coves.
- Acreage and country homes north of the lake.
Short-term and nightly rentals
Nightly rental rules vary by county, city and HOA. Many condo buildings and subdivisions limit rentals. Confirm the rules before you buy if rental income matters.
HOAs, lake associations and covenants
Many lake neighborhoods have an HOA or lake association that manages roads, docks, common areas and building rules. Ask for the covenants, the dues, the dock and boat rules, any rental limits and any planned assessments.
Terrain, structure and inspections
Lake lots are often steep. Drainage, retaining walls, foundations, roofs, seawalls and the path to the water all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the view.
Plan on a general home inspection plus any septic, well water, structural, roof, dock or seawall inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.
Insurance
Get homeowners insurance quotes early. Ask about flood zones, wind and hail coverage, the nearest fire protection district, and separate coverage for docks and boats.
How to buy a home in Laurie, step by step
Buying in Laurie follows the standard Missouri process, with a few extra checks for shoreline, docks and rural utilities.
- Decide how you’ll use the home. Full-time living, a weekend retreat, planning your lake retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for homes on well and septic.
- Compare your options. Weigh Laurie against other towns around the lake for cove traffic, drive time from Kansas City, schools and services.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm the Ameren dock permit, rental rules and HOA covenants. Do this before writing an offer.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any septic, well, structural, roof, dock or seawall inspections needed.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: I help Kansas City buyers plan a Lake of the Ozarks search from the start, and I’ll connect you with local lake agents I trust when that serves you best. Either way, you’ll get the same honest advice. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
