I’m Jani Bryson with Platinum Realty. I’ve lived in Johnson County my whole life, I work with relocation and luxury buyers, and I’ve guided buyers through hundreds of transactions over three decades. Jani’s take: North Leawood’s older homes sit on some of the best lots in Johnson County, and many buyers update or rebuild there. South Leawood gives you newer luxury homes and Blue Valley schools. At this price, structure, roof and drainage matter as much as the kitchen, and that’s exactly what I pay attention to first.

What I tell every Kansas City area buyer

  • Shop by school district, not by city name. Kansas City area school boundaries cross city lines, so two homes with the same city in the address can go to different districts. Confirm the district for the exact address.
  • Drive your commute at rush hour. A home that is 20 minutes from work on a Sunday can be 40 minutes on a Tuesday morning.
  • Look past the finishes. Kansas City clay soils move, and hail is a fact of life here. Foundations, drainage, grading and roofs decide what a home costs you over time.

Things to do in Leawood

  • Ironwoods Park and Leawood City Park: large parks with trails, sports fields and nature areas.
  • Ironhorse Golf Club: a city-owned championship golf course.
  • Town Center Plaza and Park Place: upscale shopping, dining and entertainment.
  • Tomahawk Creek and Indian Creek trails: connected trails for walking and biking.

What to know before buying a home in Leawood

Types of properties

  • Mid-century ranches and two-stories on large lots in north Leawood.
  • Upscale homes from the 1980s and 1990s.
  • Luxury and estate homes, including gated and golf course neighborhoods.
  • Villas and maintenance-provided homes for downsizers.
  • Rebuilds and new custom homes on older lots.

HOAs and covenants

Many neighborhoods have homes associations that manage pools, common areas, entry monuments and building rules. Ask for the covenants, the dues, what the dues cover, and any planned special assessments. If you want a fence, a shed, solar panels or a short-term rental, read the rules first.

Foundations, roofs and inspections

Kansas City area homes deal with expansive clay soils, heavy spring storms and hail. Look closely at foundation walls, basement water, grading, gutters and the age of the roof. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.

Plan on a general home inspection plus a radon test, a sewer line scope for older homes, and any structural, roof or HVAC inspections the property needs.

Property taxes and vehicle tax

Kansas assesses residential real estate at 11.5% of its appraised market value, then applies the local mill levy set by the county, city, school district and other taxing bodies. The county appraiser mails a valuation notice each spring, and you have a short window to appeal if the value looks high. Kansas also charges property tax on vehicles, which you pay each year when you renew your registration. In newer subdivisions, ask whether the tax bill includes special assessments for streets, sewers or other improvements, because those can add a noticeable amount for years.

Insurance

Get homeowners insurance quotes early. Roof age and condition drive premiums here, and many policies carry a separate wind and hail deductible. Ask about flood coverage if the home sits near a creek.

How to buy a home in Leawood, step by step

Buying in Leawood follows the standard Kansas process, with a few local checks that matter here.

  1. Decide what matters most. School district, commute, lot size, home age and budget each point to different neighborhoods.
  2. Get pre-approved. A pre-approval letter makes your offer stronger in a competitive market. If you’re relocating, ask your lender about bridge loans or buying before you sell.
  3. Choose your area. Use the comparison above to weigh schools, commute and price.
  4. Tour in person or by video. Relocating buyers can start with live video tours, then visit the top choices in one trip.
  5. Confirm school boundaries, HOA rules and special assessments. Do this before writing an offer.
  6. Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
  7. Inspect. Order the general inspection plus radon, sewer, structural or roof inspections as needed.
  8. Review title, survey and insurance. Confirm boundaries, easements, HOA documents and insurance costs.
  9. Close. Kansas closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.

Jani’s take: I’ve lived in Johnson County my whole life, the last three decades in Leawood, and I’ve sold homes here the entire time. I can tell you how Leawood really feels to live in, beyond what the listing photos show. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
