Populations are from the 2020 census. Drive times are approximate and depend on the address.

Lee’s Summit

Lee’s Summit wraps around the east and south sides of Longview Lake Park, including the New Longview area with its newer homes and townhomes. Downtown Lee’s Summit, with its restaurants and events, is a short drive east. Read the Lee’s Summit buyer’s guide

Grandview

Grandview sits southwest of the lake where I-49 and I-470 meet, with established neighborhoods at a wide range of prices and the Truman Farm Home nearby. Read the Grandview buyer’s guide

Greenwood

Greenwood is a small town southeast of the lake, in the Lee’s Summit R-7 School District, with newer homes and acreage on its edges. Read the Greenwood buyer’s guide

Raytown

Raytown sits north of the lake, surrounded by Kansas City, with mid-century homes on tree-lined streets and quick drives to downtown, Independence and Lee’s Summit. Read the Raytown buyer’s guide

Raymore

Raymore is a fast-growing Cass County suburb south of the lake, with many newer subdivisions and the Raymore-Peculiar School District. Read the Raymore buyer’s guide

Belton

South Kansas City

Kansas City neighborhoods on the west and north sides of the park sit only minutes from the lake, with established homes and value. Many are in the Hickman Mills C-1 district, so confirm the school district for each address.

Jani’s take: Longview Lake is public, so homes sit near the lake rather than on it, and boats stay at the marina. What you get is a beach, trails and a marina minutes from home. The city and school district change around the lake, so confirm both for every address, and I’ll help you compare every community on this list.

Lake living at Longview Lake

Boating and fishing

The full-service marina offers fuel, supplies and slip rentals, and the lake is popular for fishing and boating.

Park amenities

Longview Lake Park has a swimming beach, campground, golf, hiking and biking trails, equestrian areas and picnic shelters.

Docks and boat slips

There are no private docks. Boaters use marina slips and public ramps.

Three things not to compromise on

The most costly mistake I see lake buyers make is giving up one of three things: year-round water views, easy water access and a reliable boat slip. Near Longview that means a lake or park view where you can find one, a short drive to the beach and marina, and a marina slip lined up before boating season. Those three decide whether a lake home keeps you coming back every weekend for thirty years or gets quietly sold five years later at a loss.

Daily life near Longview Lake

Schools

Depending on the address, homes near Longview Lake may be in the Lee’s Summit R-7, Hickman Mills C-1, Grandview C-4, Raytown C-2, Raymore-Peculiar R-II or Belton districts. Confirm the district for each address.

Health care

University Health Lakewood, Lee’s Summit Medical Center and Saint Luke’s East Hospital are nearby.

Shopping and dining

Lee’s Summit, south Kansas City and Grandview all have shopping and dining close by.

Getting around

I-470 and I-49 connect the area to the rest of the metro. Downtown Kansas City is about 20 to 30 minutes away.

Seasons

Summer is busy at the beach and marina, and the trails are popular year-round.

What to know before buying near Longview Lake

Types of properties

  • Suburban homes in Lee’s Summit, Greenwood and Raymore.
  • Established homes in south Kansas City, Grandview, Raytown and Belton.
  • Townhomes and newer homes near New Longview.

HOAs, lake associations and covenants

Many neighborhoods near the lake have an HOA that manages common areas and building rules. Ask for the covenants, the dues, any boat and RV parking rules, any rental limits and any planned assessments.

Terrain, structure and inspections

Rolling lots near the park can slope. Drainage, retaining walls, foundations and roofs all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the view.

Plan on a general home inspection plus any structural, roof or sewer-line inspections the property needs.

Property taxes and personal property tax

Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.

Insurance

Get homeowners insurance quotes early. Ask about flood zones, wind and hail coverage, the nearest fire protection district, and separate coverage for your boat.

How to buy a home at Longview Lake, step by step

Buying a lake home follows the standard Missouri process, with a few extra checks for city limits, school district and the drive to the park.

  1. Decide how you’ll use the home. Full-time living, a weekend retreat, retirement and rental income each point to different properties and rules.
  2. Get pre-approved. Tell your lender if the home is a second home or investment property, and compare property taxes across the cities around the lake.
  3. Choose your community. Use the community comparison above to weigh city, school district, home age and drive to the park.
  4. Tour in person or by video. Busy or relocating buyers can start with live video tours, then visit the top choices.
  5. Confirm HOA covenants and marina slip availability. Do this before writing an offer.
  6. Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
  7. Inspect. Order the general inspection plus any structural, roof or sewer-line inspections needed.
  8. Review title, survey and insurance. Confirm boundaries, road access, easements, any park or Corps land boundaries and insurance costs.
  9. Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.

Jani’s take: Longview Lake is close to home for me, so I can tour properties in person or by live video the same day they come on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
