Buying a home in Ridgedale, Missouri
Ridgedale, Missouri is an unincorporated community in southern Taney County on US Highway 65, about ten miles south of Branson and half a mile from the Arkansas line. It is home to Big Cedar Lodge and some of the most celebrated golf in the country, and buyers choose it for luxury lake and golf living on the quiet southeast side of Table Rock Lake.
This guide is for luxury buyers, second-home buyers, golfers and Kansas City buyers who want resort-style living near Table Rock. It covers where to live, lake access, golf, schools, health care, rental rules, terrain, taxes and each step of buying, then answers the questions buyers ask most.
I’m Jani Bryson, The Missouri Lake Specialist with Platinum Realty. I live at Table Rock Lake about half the year, focus on luxury and second-home buyers, and have guided buyers through hundreds of transactions over three decades. I treat every client like family, which means I’ll tell you the truth about Ridgedale, including what resort living really costs.

Ridgedale is small in size and big in reputation, thanks to Big Cedar Lodge and its golf courses.

Where to live in and around Ridgedale
The best Ridgedale location depends on whether you want lakefront, golf views, resort amenities or acreage.
| Area | Setting | Typical properties | Best for |
|---|---|---|---|
| Near Big Cedar Lodge | Around the resort and its golf courses | Upscale lake-view and golf homes | Resort lifestyle and golf |
| Long Creek arm lakefront | Coves along the Long Creek arm of Table Rock | Lakefront homes, many with docks or slips | Boating and big water views |
| Highway 86 corridor | West across the Long Creek bridge toward Blue Eye | Lake-view homes and rural tracts | Quieter living near the resort |
| US 65 corridor | Between Ridgedale and Hollister | Homes and land with quick Branson access | Convenience |
| Nearby: Hollister and Branson | A short drive north | Full range of homes and condos | Services close by |
Jani’s take: In Ridgedale, the view is usually the selling point, so I make sure it holds year-round and that water access and a boat slip are real, not just nearby. Luxury pricing should come with all three.
Lake living in Ridgedale
Ridgedale sits on the southeast side of Table Rock Lake, near the Long Creek arm and the resort’s marina.
Table Rock Lake near Ridgedale
Table Rock Lake covers about 43,100 acres with roughly 745 miles of shoreline. The Long Creek arm near Ridgedale offers clear water, bluffs and wooded shorelines, and Big Cedar Lodge has its own marina on the lake.
The Route 86 bridge
Missouri Route 86 crosses the Long Creek arm west of Ridgedale. A new bridge opened in December 2024, replacing a 1956 crossing, and the stretch from Thunder Ridge Road to US 65 was widened to four lanes in 2023.
Docks and boat slips
The U.S. Army Corps of Engineers manages Table Rock Lake’s shoreline. Private docks need a Corps permit, and not every lakefront lot qualifies. Many subdivisions use community docks, so ask whether a slip comes with the home and whether it transfers to you at closing.
Three things not to compromise on
The most costly mistake I see Table Rock buyers make is giving up one of three things: year-round water views, easy water access and a rare, transferable boat slip. Those three decide whether a lake home brings a family back every weekend for thirty years or gets quietly sold five years later at a loss.
Daily life in Ridgedale
Ridgedale feels like resort country, with Branson’s everyday services a short drive north.
Schools
Ridgedale-area homes are served by surrounding Taney County districts, and the assignment depends on the address. Confirm the district for any home before you buy.
Health care
Cox Medical Center Branson is the nearest full-service hospital, about a 15 to 20 minute drive north. Larger specialty care is in Springfield.
Golf, dining and recreation
Big Cedar Lodge offers five golf courses, restaurants, a spa, a marina, the Lost Canyon cave and nature trail at Top of the Rock, and family activities. Many resort amenities are open to the public, so ask about membership or access options for residents.
Shopping
Most groceries and everyday shopping happen in Hollister and Branson, a short drive north on US 65.
Getting around
US Highway 65 runs north to Hollister, Branson and Springfield and south into Arkansas. Route 86 runs west to Blue Eye and Lampe. Branson Airport is close by.
Seasons and visitors
Ridgedale has four full seasons. Visitor traffic to Big Cedar Lodge and Top of the Rock picks up on weekends, holidays and golf season.
What to know before buying a home in Ridgedale
Ridgedale real estate has its own list of things to confirm: luxury construction, steep lots, HOAs, county rules and lake permits.
Types of properties
- Luxury lakefront homes on the Long Creek arm and nearby coves.
- Golf and lake-view homes near Big Cedar Lodge.
- Rural homes and acreage along Route 86 and US 65.
- Vacant land for custom lake homes.
Short-term and nightly rentals
Ridgedale is unincorporated, so Taney County rules apply, along with any HOA covenants. Confirm the rules for a specific property before you buy if rental income matters.
HOAs and covenants
Upscale communities often have HOAs with dues, design standards, dock rules and rental limits. Ask for the covenants, budget, reserves and any planned assessments.
Terrain, structure and inspections
Ridgedale’s best views often come with steep lots. Drainage, retaining walls, foundations, roofs and the path to the dock all decide long-term value, especially on custom luxury homes. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.
Plan on a general home inspection plus septic, well, structural, roof or dock inspections as the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat at the lake.
Insurance
Get homeowners insurance quotes early, especially for high-value homes. Ask about the nearest fire protection district, wind and hail coverage, and coverage for docks and boats.
How to buy a home in Ridgedale, step by step
Buying in Ridgedale follows the standard Missouri process, with a few extra checks for lake, rural and hillside properties.
- Decide how you’ll use the home. Full-time living, a weekend retreat, retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for land or homes on well and septic.
- Choose your area. Use the comparison above to weigh water access, convenience and privacy.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm docks, HOA covenants and rental rules. Do this before writing an offer if any of them matter to you.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any septic, well, structural, roof or dock inspections the property needs.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: I live at Table Rock about half the year, so I can video-tour a Ridgedale property for a Kansas City buyer the same day it comes on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
