Buying a home in Wheatland, Missouri

Wheatland, Missouri is a small city of 277 residents in the 2020 census in Hickory County, on US-54 west of Hermitage. Platted in 1869, it most likely took its name from Wheatland, President James Buchanan’s Pennsylvania home. Today it is best known for Lucas Oil Speedway. Buyers choose Wheatland for affordable homes and acreage, Wheatland R-II schools and a short drive to Pomme de Terre Lake.

This guide is for second-home buyers, full-time movers, anglers, boaters and anyone who wants quiet water, and anyone comparing Wheatland with other towns around Pomme de Terre Lake. It covers lake access, docks, schools, daily life, rental rules, taxes, inspections and each step of buying, then answers the questions buyers ask most.

Lake living in Wheatland

Pomme de Terre Lake covers about 7,820 acres with 113 miles of shoreline in Hickory and Polk counties, and it’s one of the best muskie lakes in the country. The U.S. Army Corps of Engineers manages the shoreline, so it stays natural and open. Wheatland sits a short drive west of Hermitage and the north end of Pomme de Terre Lake, with Corps parks and ramps nearby. Most homes are in town or on acreage, so buyers here trade a lake view for land and lower prices.

Jani’s take: Wheatland gives you land and value with the lake a short drive away. I’ll help you compare acreage here with homes closer to the water.

Three things to confirm on any Wheatland home

  • Lake access. Ask how close the nearest Corps ramp or marina is, and whether a community dock or marina slip comes with the home.
  • Acreage and boundaries. On rural land, confirm the survey, fences, road frontage and any easements.
  • Event traffic. Lucas Oil Speedway draws crowds on race weekends. Ask how close a home is to the track and its traffic.

What I tell every Pomme de Terre Lake buyer

  • Get the slip in writing. Private docks are limited because the Corps keeps the shoreline natural. A transferable community slip or marina slip can be worth a lot here.
  • Know the water. Pomme de Terre’s levels rise and fall with rain. Ask how the water level affects any dock, ramp or low road.
  • Look past the finishes. Steep lots, drainage, foundations and roofs decide what a lake home costs you over time.

Things to do in and near Wheatland

  • Lucas Oil Speedway: dirt track racing, off-road racing and a boat racing lake.
  • Pomme de Terre Lake: muskie, bass and crappie fishing a short drive east.
  • Pomme de Terre State Park: beaches, campgrounds and trails.
  • Truman Lake: about 30 minutes north.

Daily life in Wheatland

Schools

Wheatland is served by the Wheatland R-II School District, which includes Wheatland High School. Confirm school assignments for each address.

Health care

The nearest hospitals are Citizens Memorial in Bolivar, about 35 minutes south, and larger hospitals in Springfield.

Shopping and dining

Wheatland has a few local businesses, with groceries in Hermitage and bigger shopping in Bolivar and Springfield.

Getting around

US-54 runs east to Hermitage and west toward El Dorado Springs and Kansas City routes. Kansas City is about 2 hours away and Springfield about 1 hour.

Internet and utilities

Service varies by area. Some homes are on city water and sewer, while others use wells and septic systems. Confirm internet options and utilities for each property. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)

Seasons

Pomme de Terre has four full seasons. Spring and fall are prime for muskie, bass and crappie, summer brings swimmers to the state park beaches, and the lake stays quiet compared with Truman and Lake of the Ozarks.

What to know before buying a home in Wheatland

Types of properties

  • In-town homes on quiet streets.
  • Acreage and small farms outside town.
  • Lake-view homes near Corps land.
  • Rural land for building.

Short-term and nightly rentals

Hickory County rules apply here, along with any village rules and HOA covenants. Confirm the rules before you buy if rental income matters.

HOAs, lake associations and covenants

Some lake subdivisions have an HOA or lake association that manages roads, community docks and building rules. Ask for the covenants, the dues, the dock and boat rules, any rental limits and any planned assessments.

Terrain, structure and inspections

Lake lots are often steep. Drainage, retaining walls, foundations, roofs and the path to the water all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the view.

Plan on a general home inspection plus any sewer or septic, well water, structural, roof or dock inspections the property needs.

Property taxes and personal property tax

Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.

Insurance

Get homeowners insurance quotes early. Ask about flood zones, wind and hail coverage, the nearest fire protection district, and separate coverage for docks and boats.

How to buy a home in Wheatland, step by step

Buying in Wheatland follows the standard Missouri process, with a few extra checks for docks, shoreline and rural utilities.

  1. Decide how you’ll use the home. Full-time living, a weekend retreat, planning your lake retirement and rental income each point to different properties and rules.
  2. Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for homes on well and septic.
  3. Compare your options. Weigh Wheatland against other towns around Pomme de Terre Lake for water access, schools, services and drive time to Springfield.
  4. Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
  5. Confirm the Corps dock permit or community slip, rental rules and HOA covenants. Do this before writing an offer.
  6. Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
  7. Inspect. Order the general inspection plus any sewer or septic, well, structural, roof or dock inspections needed.
  8. Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
  9. Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.

Jani’s take: I help Kansas City buyers plan a Pomme de Terre Lake search from the start, and I’ll connect you with local lake agents I trust when that serves you best. Either way, you’ll get the same honest advice. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
