Blue Eye, Missouri Home Buyer’s Guide
By Jani Bryson, The Missouri Lake Specialist · Updated October 19, 2026

Buying a home in Blue Eye, Missouri
Blue Eye, Missouri is a small Stone County town on the Missouri and Arkansas state line, just south of Table Rock Lake. Buyers choose Blue Eye for its close-knit community, its own school district, quiet lake access on the White River arm and a location between Branson, Kimberling City and northwest Arkansas.
This guide is for second-home buyers, full-time movers, land buyers and Kansas City buyers who want a small-town lake life without Branson’s crowds. It covers where to live, lake access, schools, health care, the state line, rental rules, terrain, taxes and each step of buying, then answers the questions buyers ask most.
I’m Jani Bryson, The Missouri Lake Specialist with Platinum Realty. Blue Eye is one of my core areas at Table Rock, where I live about half the year, and I’ve guided buyers through hundreds of transactions over three decades. I treat every client like family, which means I’ll tell you the truth about Blue Eye, including the details that trip up out-of-state buyers.

Where to live in and around Blue Eye
The best Blue Eye location depends on whether you want to be close to school, close to the water, or tucked away on acreage.

| Area | Setting | Typical properties | Best for |
|---|---|---|---|
| Blue Eye town area | Around the Highway 13 and Highway 86 junction | Homes near schools, churches and local businesses | Full-time living close to town |
| Highway UU and Old Highway 86 Park | Peninsula roads on the White River arm | Lake homes and lots near a public boat ramp | Boating, swimming and quick water access |

| Nearby: Lampe and Kimberling City | North on Highway 13 | Lake homes with more services close by | Buyers who want more convenience |

Jani’s take: Every Blue Eye property needs one extra step: confirming which state it’s in. Taxes, insurance, schools and even some utilities follow the state line, and I confirm it before an offer goes in.
Lake living in Blue Eye
Blue Eye sits on the quieter south side of Table Rock Lake, away from the busy main channel near Branson.
Table Rock Lake near Blue Eye
Table Rock Lake covers about 43,100 acres with roughly 745 miles of shoreline. The coves near Blue Eye offer clear water, wooded shorelines and lighter boat traffic, which makes the area popular for fishing, swimming and relaxed boating.

Public parks and boat ramps
Old Highway 86 Park is a Corps of Engineers park at 1791 State Highway UU, on a peninsula of the White River arm with water on three sides. It has a boat ramp, swimming area, playground and 71 campsites (Recreation.gov).

Docks and boat slips
The U.S. Army Corps of Engineers manages Table Rock Lake’s shoreline. Private docks need a Corps permit, and not every lakefront lot qualifies. Many subdivisions use community docks, so ask whether a slip comes with the home and whether it transfers to you at closing.

Three things not to compromise on
The most costly mistake I see Table Rock buyers make is giving up one of three things: year-round water views, easy water access and a rare, transferable boat slip. Those three decide whether a lake home brings a family back every weekend for thirty years or gets quietly sold five years later at a loss.

Daily life in Blue Eye
Living in Blue Eye means small-town life with a school district at its center and the lake close by.
Schools
The Blue Eye R-V School District serves the Missouri side, with Blue Eye Elementary, Blue Eye Middle School and Blue Eye High School. Homes on the Arkansas side are served by Arkansas districts, so confirm the assigned school for any property.

Health care
The nearest full-service hospital is Cox Medical Center Branson. Northwest Arkansas hospitals are another option to the south. If quick access to medical care matters to you, time the drive from a specific property.
Shopping and dining
Blue Eye has local stores and restaurants for daily basics. Kimberling City, Branson West and Branson cover groceries, big-box shopping and dining, and Eureka Springs and northwest Arkansas are within reach to the south.
Internet and utilities
Internet service varies from road to road in rural Stone County. Many homes use well water and septic systems. Compare internet options and utility providers for each property, especially near the state line. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)
Getting around
Missouri Route 13 runs north to Lampe, Kimberling City and Branson West. Route 86 runs east across the Long Creek arm to Ridgedale and US 65. Arkansas Route 21 continues south toward Berryville. The closest airports are Branson Airport, Springfield-Branson National Airport and Northwest Arkansas National Airport.
Seasons
Blue Eye has four full seasons, with mild winters and warm lake summers. It stays far quieter than Branson year-round.

What to know before buying a home in Blue Eye
Blue Eye real estate has its own list of things to confirm: the state line, rural utilities, steep lots and lake permits.
Types of properties
- Single-family homes near town and the schools.
- Lake homes and lake-view homes on Table Rock coves, many in subdivisions with community docks.
- Acreage and rural homes in Missouri and Arkansas.
- Vacant land and lots for building a lake home.

The state line
A Blue Eye address can be in Missouri or Arkansas. The state decides your property tax system, income tax, vehicle registration, insurance rates and schools. Confirm the state and county on the deed and tax records before you make an offer.
Short-term and nightly rentals
Blue Eye’s rules depend on whether the property is inside the town, in unincorporated Stone County, or in Arkansas. HOA covenants in many lake subdivisions also limit nightly rentals. Confirm local rules and covenants before you buy if rental income matters.
Terrain, structure and inspections
Lots around Blue Eye are often steep and wooded. Drainage, retaining walls, foundations, driveway grades and the path to the dock all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.
Plan on a general home inspection plus a septic inspection, well water test, and any structural, roof or dock inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat at the lake.
The Missouri tax rules above apply only to the Missouri side. Arkansas homes follow Arkansas property and personal property tax rules.
Insurance
Get homeowners insurance quotes early, and ask about the nearest fire protection district, wind and hail coverage, and coverage for docks and boats.
How to buy a home in Blue Eye, step by step
Buying in Blue Eye follows the standard Missouri process, with a few extra checks for lake, rural and hillside properties.

- Decide how you’ll use the home. Full-time living, a weekend retreat, retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for land or homes on well and septic.
- Choose your area. Use the comparison above to weigh water access, convenience and privacy.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm docks, HOA covenants and rental rules. Do this before writing an offer if any of them matter to you.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any septic, well, structural, roof or dock inspections the property needs.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: Blue Eye is one of my home areas at Table Rock, so I can video-tour a property for a Kansas City buyer the same day it comes on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
