Buying a home in Indian Point, Missouri

Indian Point, Missouri is a small incorporated village on a Table Rock Lake peninsula in Stone County, right next to Silver Dollar City and about 8 miles from Branson. Buyers choose Indian Point for lake homes, condos and cabins close to the water, with Branson’s dining, shows and services a short drive away.

This guide is for second-home buyers, full-time movers, rental investors and Kansas City buyers who want lake living close to the action rather than a remote retreat. It covers where to live, lake access, schools, health care, rental rules, sewer and utilities, taxes and each step of buying, then answers the questions buyers ask most.

I’m Jani Bryson, The Missouri Lake Specialist with Platinum Realty. Indian Point is part of the Table Rock Lake market I work, where I live about half the year, and I’ve guided buyers through hundreds of transactions over three decades. I treat every client like family, which means I’ll tell you the truth about Indian Point, including the summer traffic.

Indian Point, Missouri at a glance

Indian Point is a lake-and-resort village, so most of its appeal is the water and its location next door to Silver Dollar City.

Where to live in and around Indian Point

The best Indian Point location for you depends on how much you want to be near the water, the resorts and Highway 76. The whole village sits along one main road, so the main question is how far down the peninsula you want to be.

Quiet side road leading toward Table Rock Lake past a wooded lake home

Area Setting Typical properties Best for
Near Highway 76 The north end of Indian Point Road, closest to Silver Dollar City and Branson Homes and condos with quick highway access Easy errands and the shortest drive to Branson
Indian Point Road corridor The main road down the peninsula, past resorts and marinas Condos, cabins and resort-style properties Buyers who want to be in the middle of lake activity

Jani’s take: Indian Point puts you minutes from Silver Dollar City, and that cuts both ways. Before a client falls for a property, I drive Indian Point Road on a summer weekend so they know what the traffic and the neighboring resorts will feel like.

Lake living in Indian Point

Indian Point sits on the White River arm of Table Rock Lake, one of the most active stretches of water near Branson, with marinas, boat rentals and a Corps park all on the same peninsula.

Table Rock Lake near Indian Point

Table Rock Lake covers about 43,100 acres with roughly 745 miles of shoreline. The water around Indian Point is popular for boating, fishing, swimming and scuba diving, and it gets busier in summer than the quieter coves farther west.

Public parks, marinas and boat ramps

  • Indian Point Park is a Corps of Engineers park at 3125 Indian Point Road on the White River arm, with a boat ramp, swimming beach, playground and 74 reservable campsites.
  • Indian Point Marina offers boat rentals and lake access on Indian Point Road.
  • Several Indian Point resorts also run their own docks and rentals for guests.

Docks and boat slips

The U.S. Army Corps of Engineers manages Table Rock Lake’s shoreline. Private docks need a Corps permit, and not every lakefront lot qualifies. Many Indian Point condos and subdivisions use community or resort docks, so ask whether a slip comes with the home and whether it transfers to you at closing.

Three things not to compromise on

The most costly mistake I see Table Rock buyers make is giving up one of three things: year-round water views, easy water access and a rare, transferable boat slip. In Indian Point, the slip deserves extra attention, because demand from resorts and rental owners keeps slips scarce.

Daily life in Indian Point

Living in Indian Point means lake life with Branson’s conveniences close by. Most errands mean a short drive up Indian Point Road to Highway 76.

Schools

Indian Point is served by the Reeds Spring R-IV School District. District lines can still vary at the edges, so confirm the assigned schools for any home before you buy.

Health care

The nearest full-service hospital is Cox Medical Center Branson, on Branson Landing Boulevard. Larger specialty care is in Springfield. If quick access to medical care matters to you, time the drive from a specific property before you buy.

Shopping and dining

Indian Point has its own restaurants, food trucks and marina stores, mostly geared to visitors. For groceries and everyday errands, residents head to Branson West or Branson on Highway 76, where big-box shopping, dining and entertainment are close by.

Village services and utilities

The village runs its own police department, public works, planning and zoning, and a municipal sewer system, and it maintains about 18 miles of roads. Speed limits are 35 mph or lower throughout the village. Water service, internet options and trash pickup vary by property, so confirm providers and typical monthly costs for each home. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)

Getting around

Indian Point Road is the village’s main road, running south from Highway 76 about 3 miles west of Branson. Highway 76 connects you east to Branson and west to Branson West and Highway 13. The closest airports are Branson Airport and Springfield-Branson National Airport.

Seasons

Indian Point has four full seasons, with mild winters and warm summers on the lake. Summer and Silver Dollar City’s festival seasons bring the most visitors and traffic, while winter is noticeably quieter.

Jani’s take: Indian Point is a great fit if you want to walk out the door to the lake and still be ten minutes from dinner and a show. If you want true quiet, I’ll show you Indian Point in July before you decide.

What to know before buying a home in Indian Point

Indian Point real estate has its own list of things to confirm: village rules on top of county rules, a resort-heavy market, municipal sewer and lake permits.

Types of properties

  • Lake homes on Table Rock coves, from cabins to larger lakefront homes.
  • Condos and townhomes in resort-style communities, often with pools and shared docks.
  • Lake-view homes on the side roads off Indian Point Road.
  • Resort and investment properties built around the vacation rental market.
  • Lots for building a lake home or cabin.

Short-term and nightly rentals

Indian Point is an incorporated village, so its own zoning and business license rules apply, and many condo and HOA covenants add their own limits. The area is full of resorts and vacation rentals, but that doesn’t mean every property can be rented nightly. If rental income is part of your plan, confirm village rules and the community’s covenants before you write an offer.

HOAs and covenants

Many Indian Point condos and lake communities have HOAs that manage docks, pools, roads and building rules. Ask for the covenants, dues, dock rules, rental rules and any planned assessments.

Sewer, water and village costs

The village operates a municipal sewer system and bills sewer service through its office. In 2026 the village reported working with the Missouri Department of Natural Resources on its Jakes Creek wastewater treatment facility, and it held a public meeting on a possible half-percent increase in its general tax. Ask about the sewer connection, any planned rate or tax changes, and whether the home uses public water or a private well.

Terrain, structure and inspections

Lake lots in Indian Point can be steep, and many condo buildings are older. Drainage, retaining walls, foundations, roofs and the path to the dock all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.

Plan on a general home inspection plus any sewer, structural, roof or dock inspections the property needs. For a condo, also review the HOA’s reserves and recent building repairs.

Building on land

If you’re buying a lot to build, confirm sewer availability, road access, utilities, shoreline rules, village planning and zoning requirements and any subdivision building rules before closing.

Property taxes and personal property tax

Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat at the lake.

Insurance

Get homeowners insurance quotes early. Ask about coverage for wind, hail, docks and boats, and for a condo, confirm what the HOA’s master policy covers and what you need to insure yourself.

How to buy a home in Indian Point, step by step

Buying in Indian Point follows the standard Missouri process, with a few extra checks for lake, condo and rental properties.

  1. Decide how you’ll use the home. Full-time living, a weekend retreat, planning your lake retirement and rental income each point to different properties and rules.
  2. Get pre-approved. Tell your lender if the home is a second home or an investment, and ask about condo financing if that’s your target.
  3. Choose your area. Use the comparison above to weigh water access, convenience and how close you want to be to the resorts.
  4. Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
  5. Confirm docks, HOA covenants and rental rules. Do this before writing an offer if any of them matter to you.
  6. Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
  7. Inspect. Order the general inspection plus sewer, structural, roof or dock inspections as needed, and review condo reserves.
  8. Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
  9. Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.

Jani’s take: I can video-tour an Indian Point property for a Kansas City buyer the day it comes on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
