Living near Smithville Lake from Kearney
Smithville Lake is the largest lake in the Kansas City area, with about 7,190 acres of water and 175 miles of shoreline. Kearney sits southeast of Smithville Lake, about 15 minutes from the marinas, beaches and trails by MO-92. The U.S. Army Corps of Engineers manages the shoreline, so homes sit near the water rather than on it, and boaters keep their boats in marina slips or launch at public ramps.
Jani’s take: Kearney is a strong choice when you want I-35 for your commute and Smithville Lake for your weekends. Many newer neighborhoods have HOAs, so I’ll help you confirm boat and trailer parking rules before you write an offer.
Three things to confirm on any Kearney home
- School district. Most of Kearney is in Kearney R-I, but a small part is in the Excelsior Springs district. Confirm the district for the exact address.
- HOA rules. Many newer subdivisions have an HOA. Ask for the covenants, dues and rules on boats, trailers, RVs, fences and sheds.
- Builder warranty and construction quality. On new or nearly new homes, ask what the builder warranty covers and how much time is left on it.
What I tell every Kansas City area buyer
- Shop by school district, not by city name. Kansas City area school boundaries cross city lines, so two homes with the same city in the address can go to different districts. Confirm the district for the exact address.
- Drive your commute at rush hour. A home that is 20 minutes from work on a Sunday can be 40 minutes on a Tuesday morning.
- Look past the finishes. Kansas City clay soils move, and hail is a fact of life here. Foundations, drainage, grading and roofs decide what a home costs you over time.
Things to do in and near Kearney
- Smithville Lake: marinas, beaches, sailing, fishing and boating about 15 minutes west.
- Jesse James Birthplace and Museum: the James family farm, listed on the National Register of Historic Places.
- Jesse James Festival: an annual community festival on the third weekend of September.
- Downtown Kearney: local shops and restaurants along the original main street.
- Watkins Woolen Mill State Park: a historic mill, a lake and trails a short drive east.

What to know before buying a home in Kearney
Types of properties
- Newer subdivisions with two-story, ranch and reverse ranch homes.
- Older homes near downtown Kearney.
- Acreage and country homes outside city limits in northern Clay County.
HOAs and covenants
Many newer subdivisions have an HOA that manages common areas and building rules, while rural homes often have none. Ask for the covenants, the dues, any rules on parking boats, trailers and RVs, and any planned assessments.
Foundations, roofs and inspections
Kansas City area homes deal with expansive clay soils, heavy spring storms and hail, and rolling lots near the lake can be steep. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to foundation walls, basement water, grading, gutters and roofs on every showing, not just the finishes.
Plan on a general home inspection plus a radon test, and any structural, roof, septic or well inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.
Insurance
Get homeowners insurance quotes early. Roof age and condition drive premiums here, and many policies carry a separate wind and hail deductible. Ask about separate coverage for boats.
How to buy a home in Kearney, step by step
Buying in Kearney follows the standard Missouri process, with a few extra checks that matter here.
- Decide what matters most. School district, lot size, home age, commute and drive time to Smithville Lake each point to different homes.
- Get pre-approved. A pre-approval letter makes your offer stronger. Ask about financing for homes on well and septic if you’re looking at rural property.
- Compare your options. Weigh Kearney against Smithville, Liberty, Plattsburg and Trimble for schools, commute, lot size and drive time to the lake.
- Tour in person or by video. Relocating buyers can start with live video tours, then visit the top choices in one trip.
- Confirm the school district, HOA rules and marina slip availability. Do this before writing an offer.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus radon, structural, roof, septic and well inspections as needed.
- Review title, survey and insurance. Confirm boundaries, easements, any Corps land boundaries, flood zone and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: I’m licensed in both Kansas and Missouri, and homes near Smithville Lake are some of my favorite homes to help buyers find. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
