Living near Smithville Lake from Liberty
Smithville Lake is the largest lake in the Kansas City area, with about 7,190 acres of water and 175 miles of shoreline. Liberty is about 20 to 25 minutes south of Smithville Lake. It gives you more shopping, health care and neighborhood choices than the smaller towns closer to the water, with an easy weekend drive to the marinas, beaches and trails. The U.S. Army Corps of Engineers manages the shoreline, so boaters keep their boats in marina slips or launch at public ramps.
Jani’s take: Liberty is the place to look when you want city services and a shorter commute, with Smithville Lake still close enough for regular weekends. I’ll help you compare older homes near the square with newer subdivisions on the edges of town.
Three things to confirm on any Liberty home
- School district. Almost all of Liberty is in Liberty Public Schools. Confirm the district for the exact address, especially near the city edges.
- Home age and updates. Homes near the square can be decades old. Ask about the age of the electrical panel, plumbing, sewer line, furnace and roof.
- HOA rules. Many newer subdivisions have an HOA. Ask for the covenants, dues and rules on boats, trailers and RVs.
What I tell every Kansas City area buyer
- Shop by school district, not by city name. Kansas City area school boundaries cross city lines, so two homes with the same city in the address can go to different districts. Confirm the district for the exact address.
- Drive your commute at rush hour. A home that is 20 minutes from work on a Sunday can be 40 minutes on a Tuesday morning.
- Look past the finishes. Kansas City clay soils move, and hail is a fact of life here. Foundations, drainage, grading and roofs decide what a home costs you over time.
Things to do in and near Liberty
- Historic Liberty Square: the Clay County Courthouse square with local shops, restaurants and events.
- William Jewell College: a private liberal arts college founded in 1849, with campus events and performances.
- Jesse James Bank Museum: the site of the 1866 Clay County Savings Association robbery.
- Historic Liberty Jail: a museum and visitor site.
- Smithville Lake: marinas, beaches, sailing and trails about 20 to 25 minutes north.
Daily life in Liberty
Schools
Liberty Public Schools (Liberty 53) serves almost all of the city, with ten elementary schools, four middle schools and two high schools. Confirm school assignments for each address.
Health care
Liberty Hospital is in the city, and North Kansas City Hospital is about 15 to 20 minutes away.
Shopping and dining
Liberty has groceries, shopping and dining along I-35 and MO-152, plus local shops and restaurants on the square.

I-35 and MO-291 connect Liberty to the rest of the metro. Downtown Kansas City is about 20 minutes away, and Kansas City International Airport is about 25 minutes away.
Seasons
Expect four full seasons, with hot summers, cold winters and spring storms. Summer weekends are busy at Smithville Lake, and fall brings hunters to the wildlife areas.
What to know before buying a home in Liberty
Types of properties
- Historic homes near Liberty Square and William Jewell College.
- Established neighborhoods with ranch and split-level homes.
- Newer subdivisions on the edges of the city.
- Acreage outside city limits in northern Clay County.
HOAs and covenants
Many newer subdivisions have an HOA that manages common areas and building rules, while rural homes often have none. Ask for the covenants, the dues, any rules on parking boats, trailers and RVs, and any planned assessments.
Foundations, roofs and inspections
Kansas City area homes deal with expansive clay soils, heavy spring storms and hail, and rolling lots near the lake can be steep. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to foundation walls, basement water, grading, gutters and roofs on every showing, not just the finishes.
Plan on a general home inspection plus a radon test, and any structural, roof, septic or well inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.
Insurance
Get homeowners insurance quotes early. Roof age and condition drive premiums here, and many policies carry a separate wind and hail deductible. Ask about separate coverage for boats.
How to buy a home in Liberty, step by step
Buying in Liberty follows the standard Missouri process, with a few extra checks that matter here.
- Decide what matters most. School district, lot size, home age, commute and drive time to Smithville Lake each point to different homes.
- Get pre-approved. A pre-approval letter makes your offer stronger. Ask about financing for homes on well and septic if you’re looking at rural property.
- Compare your options. Weigh Liberty against Smithville, Kearney, Plattsburg and Trimble for schools, commute, home age and drive time to the lake.
- Tour in person or by video. Relocating buyers can start with live video tours, then visit the top choices in one trip.
- Confirm the school district, HOA rules and marina slip availability. Do this before writing an offer.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus radon, structural, roof, septic and well inspections as needed.
- Review title, survey and insurance. Confirm boundaries, easements, any Corps land boundaries, flood zone and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: I’m licensed in both Kansas and Missouri, and homes near Smithville Lake are some of my favorite homes to help buyers find. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
