Lampe, Missouri Home Buyer’s Guide
By Jani Bryson, The Missouri Lake Specialist · Updated October 18, 2026
Buying a home in Lampe, Missouri
Lampe, Missouri is a quiet, unincorporated lake community in southern Stone County on the southwest side of Table Rock Lake. Buyers choose Lampe for wooded coves, private lake homes, acreage and a slower pace, while Kimberling City, Branson West and Branson stay within driving distance.
This guide is for second-home buyers, full-time movers, land buyers and Kansas City buyers who want a true lake retreat rather than a tourist town. It covers where to live, lake access, schools, health care, rental rules, terrain, septic and wells, taxes and each step of buying, then answers the questions buyers ask most.
I’m Jani Bryson, The Missouri Lake Specialist with Platinum Realty. Lampe is one of my core areas at Table Rock, where I live about half the year, and I’ve guided buyers through hundreds of transactions over three decades. I treat every client like family, which means I’ll tell you the truth about Lampe, including what it doesn’t have.
Lampe, Missouri at a glance
Lampe is a rural lake community, not a town center, so most of its appeal is the water, the woods and the quiet.

Where to live in and around Lampe
The best Lampe location for you depends on how close you want to be to the water, to Highway 13 and to Kimberling City’s stores. Because Lampe has no city limits, the area is best understood by its roads and coves.
| Area | Setting | Typical properties | Best for |
|---|---|---|---|
| Highway 13 corridor | Along the main road between Kimberling City and Blue Eye | Homes and small acreage close to the highway | Easy access to errands and Branson |
| Highway RB and the Mill Creek area | Peninsula roads near Mill Creek Park on the White River arm | Lake homes and lots close to a public boat ramp | Boating, swimming and quick water access |
| Highway H and the Baxter area | Lake roads near Baxter Park and its neighboring marina | Lake homes, cabins and lots | Boaters who want a marina nearby |
| Highway 86 west | Toward Dogwood Canyon and the Arkansas line | Larger tracts, rural homes and hunting land | Acreage, privacy and nature |
| Private lake subdivisions | Wooded developments on coves off the main highways | Lake-view homes, many with HOAs and shared or private docks | Second homes and retirement |
| Nearby: Kimberling City and Blue Eye | A short drive north or south on Highway 13 | Lake homes with services close by | Buyers who want Lampe’s quiet with more convenience |
Jani’s take: Lampe’s wooded coves are the whole appeal, and they can hide a steep, difficult walk to the dock. Before a client falls for the view, I pay attention to the terrain, the drainage and how easy it really is to get to the water.
Lake living in Lampe
Lampe sits on some of the quietest water on Table Rock Lake, away from the busy main channel near Branson and Kimberling City.
Table Rock Lake near Lampe
Table Rock Lake covers about 43,100 acres with roughly 745 miles of shoreline, and the coves around Lampe are known for clear water, wooded banks and lighter boat traffic. That makes the area a favorite for fishing, paddling, swimming and relaxed boating.
Public parks and boat ramps
- Mill Creek Park is a Corps of Engineers park on the White River arm at 1236 State Highway RB, with a boat ramp, swimming beach, playground and 67 campsites. Water surrounds it on three sides (Recreation.gov).
- Baxter Park is a Corps campground at 4631 State Highway H with swimming and fishing, next to a marina with a store.
Docks and boat slips
The U.S. Army Corps of Engineers manages Table Rock’s shoreline. Private docks need a Corps permit, and not every lakefront lot qualifies. Many Lampe subdivisions use community docks, so ask whether a slip comes with the home and whether it transfers to you at closing.
Three things not to compromise on
The most costly mistake I see Table Rock buyers make is giving up one of three things: year-round water views, easy water access and a rare, transferable boat slip. In Lampe’s wooded coves, the first two need extra attention, because leaves can hide a summer view and slopes can make the water harder to reach than it looks.
Daily life in Lampe
Living in Lampe means trading in-town convenience for space, quiet and the lake. Most errands mean a short drive.
Schools
Lampe has no school district of its own. Homes in the area are served by surrounding rural districts, including the Blue Eye and Reeds Spring districts, and the assignment depends on the exact address. Confirm the district for any home before you buy.
Health care
The nearest full-service hospital is Cox Medical Center Branson, on Branson Landing Boulevard. Larger specialty care is in Springfield. If quick access to medical care matters to you, time the drive from a specific property before you buy.
Shopping and dining
Kimberling City is the everyday hub for Lampe residents, with groceries, restaurants, marinas and services. Branson West and Branson add big-box shopping, dining and entertainment.
Internet and utilities
Many homes use well water and septic systems, and some use propane. Internet service varies a lot from road to road in rural Stone County. Compare internet options, utility providers and typical monthly costs for each property. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)
Getting around
Missouri Highway 13 is Lampe’s main road, running north to Kimberling City and Branson West and south to Blue Eye and Arkansas. Highway 86 runs west toward Dogwood Canyon. The closest airports are Branson Airport and Springfield-Branson National Airport.
Seasons
Lampe has four full seasons, with mild winters and warm summers on the lake. Summer brings more boats and campers to the parks, but Lampe stays far quieter than Branson year-round.
Jani’s take: Lampe is perfect for people who want to unplug. If you’ll work from home, though, I confirm internet service at the address before anything else.
What to know before buying a home in Lampe
Lampe real estate has its own list of things to confirm: rural utilities, steep lots, county rules instead of city rules, and lake permits.
Types of properties
- Lake homes on Table Rock coves, from cabins to luxury retreats.
- Lake-view homes in wooded subdivisions, often with community docks.
- Acreage and rural homes along Highway 13 and Highway 86.
- Vacant land and lots for building a lake home or cabin.
Short-term and nightly rentals
Lampe is outside any city limits, so Stone County rules apply instead of city permits. HOA covenants in many lake subdivisions also limit or ban nightly rentals. If rental income is part of your plan, confirm county rules and the subdivision’s covenants before you write an offer.
HOAs and covenants
Many Lampe lake subdivisions have HOAs that manage roads, community docks and building rules. Ask for the covenants, dues, dock rules and any planned assessments, and confirm who maintains private roads in winter.
Terrain, structure and inspections
Lampe’s lots are often steep and heavily wooded. Drainage, retaining walls, foundations, driveway grades and the path to the dock all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the finishes.
Plan on a general home inspection plus a septic inspection, well water test, and any structural, roof or dock inspections the property needs.
Building on land
If you’re buying a lot to build, confirm soil and septic suitability, road access, utility availability, shoreline rules and subdivision building requirements before closing.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission).
Insurance
Get homeowners insurance quotes early. Rural homes far from a fire station can cost more to insure, so ask about the nearest fire protection district, plus coverage for wind, hail, docks and boats.
How to buy a home in Lampe, step by step
Buying in Lampe follows the standard Missouri process, with a few extra checks for rural, lake and hillside properties.
- Decide how you’ll use the home. Full-time living, a weekend retreat, retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home, and ask about financing for land or homes on well and septic.
- Choose your area. Use the comparison above to weigh water access, convenience and privacy.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm docks, HOA covenants and rental rules. Do this before writing an offer if any of them matter to you.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus septic, well, structural, roof or dock inspections as needed.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: Lampe is one of my home areas, so I can video-tour a property for a Kansas City buyer the same day it comes on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
