Lake living in Merriam Woods
Lake Taneycomo is a narrow, cold-water lake on the White River, formed by Powersite Dam in 1913 and fed since 1958 by cold water from the bottom of Table Rock Lake. Merriam Woods sits in the wooded hills just above Lake Taneycomo, a few minutes from the water at Rockaway Beach. Most homes are near the lake rather than on it, which keeps prices lower while trout fishing and boat ramps stay close.
Jani’s take: Merriam Woods works well for buyers who want a full-time home near Branson without Branson prices, with the lake a few minutes away. I’ll help you compare in-town lots, acreage and homes with lake views.
Three things to confirm on any Merriam Woods home
- School district. Most of Merriam Woods is in Branson R-IV, but part is in Forsyth R-III. Confirm the district for the exact address.
- Sewer, septic and water. Confirm whether the home is on city services or a private well and septic system.
- Road access. Some streets are steep or winding in the hills. Drive the route in bad weather if you can.
What I tell every Lake Taneycomo buyer
- Know the water. Taneycomo is cold all year and rises when Table Rock Dam generates power. It’s a dream for trout anglers but not a swimming lake. Table Rock and Bull Shoals are close by for warm-water boating.
- Confirm the flood map. Low areas along the lake can flood. Ask for the flood zone, any elevation certificate and the flood insurance cost before you write an offer.
- Look past the finishes. Steep lots, drainage, foundations and roofs decide what a lake home costs you over time.

- Branson: shows, dining, Branson Landing and Cox Medical Center about 20 minutes away.
- Forsyth: the county seat and Shadowrock Park about 10 minutes east.
- Bull Shoals Lake: warm-water boating past Forsyth.

US-160 runs through Merriam Woods toward Forsyth and north toward Springfield, and MO-176 runs south to Rockaway Beach. Branson is about 20 minutes away.
Internet and utilities
Service varies by area. Some homes are on city water and sewer, while others use wells and septic systems. Confirm internet options and utilities for each property. Here is a code for $100 credit for Starlink, the internet provider I have come to rely on at the lake. (You will receive the service credit after you have subscribed for two months. Please know that I will also receive a small credit if you use this code.)
Seasons
Anglers fish Taneycomo year-round. Branson’s tourist season brings summer and holiday traffic to the area, while winter is quieter.
What to know before buying a home in Merriam Woods
Types of properties
- Single-family homes in established neighborhoods.
- Newer homes on larger lots.
- Lake-view homes in the hills above Taneycomo.
- Lots and acreage for building.
Short-term and nightly rentals
City rules apply inside Merriam Woods, Taney County rules apply outside city limits, and HOA covenants may add their own limits. Confirm the rules before you buy if rental income matters.
Flood zones
Low areas along Lake Taneycomo and its creeks can be in mapped flood zones. Confirm the flood map, any elevation certificate and flood insurance costs for any home near the water.
Terrain, structure and inspections
Lake lots are often steep. Drainage, retaining walls, foundations, roofs and the path to the water all decide long-term value. Before real estate became my full-time career, I worked in steel building design and commercial roofing, so I pay attention to those things on every showing, not just the view.
Plan on a general home inspection plus any sewer or septic, well water, structural, roof or dock inspections the property needs.
Property taxes and personal property tax
Missouri assesses residential real estate at 19% of market value, then applies local tax rates. Missouri also charges an annual personal property tax on vehicles and boats, assessed at one-third of their value (Missouri State Tax Commission). Budget for both, especially if you’ll keep a boat.
Insurance
Get homeowners insurance quotes early. Ask about flood zones, wind and hail coverage, the nearest fire protection district, and separate coverage for docks and boats.
How to buy a home in Merriam Woods, step by step
Buying in Merriam Woods follows the standard Missouri process, with a few extra checks for flood risk, docks and rural utilities.
- Decide how you’ll use the home. Full-time living, a weekend retreat, planning your lake retirement and rental income each point to different properties and rules.
- Get pre-approved. Tell your lender if the home is a second home or investment property, and ask about financing for homes on well and septic.
- Compare your options. Weigh Merriam Woods against other towns along Lake Taneycomo for water access, flood risk, schools and drive time to Branson.
- Tour in person or by video. Out-of-town buyers can start with live video tours, then visit the top choices.
- Confirm dock rights, flood maps, rental rules and HOA covenants. Do this before writing an offer.
- Make an offer. Your offer sets the price, earnest money, contingencies and closing date.
- Inspect. Order the general inspection plus any sewer or septic, well, structural, roof or dock inspections needed.
- Review title, survey and insurance. Confirm boundaries, road access, easements, shoreline rights, flood insurance and insurance costs.
- Close. Missouri closings are handled by a title company, and out-of-town buyers can often sign remotely or by mail.
Jani’s take: Merriam Woods is close to home for me, so I can tour properties in person or by live video the same day they come on the market. I’ll also tell you to walk away from a home that doesn’t fit. I’d rather keep searching than see you settle.
